Landscaping in Media, PA — Borough Lots and Township Acreage

Media is the Delaware County seat and one of the few genuinely walkable boroughs in the region. Its landscape work splits cleanly in two: tight borough lots around State Street, where Victorian and Colonial Revival homes sit close to the sidewalk on narrow parcels, and the surrounding Upper and Nether Providence townships, where properties open out to an acre and more near Ridley Creek.

Borough Properties — Working in a Small Footprint

In the borough, every square foot is visible and the constraints are real:

  • Narrow lots where the side yard is a passage, not a room
  • Period architecture that dictates material choice — bluestone and brick read correctly, large-format modern pavers usually do not
  • Street-facing front gardens that function as the property's entire public face
  • Rear yards reached through the house or a single gate, which shapes how the build is staged
  • Historic-district expectations on the streets where they apply

Small does not mean simple. A borough courtyard with proper proportion, one good specimen tree, and lighting that works after dark is a harder design than an acre of open lawn — and it is the work we most enjoy in Media.

Providence Township Properties — Room to Master Plan

Outside the borough, the calculus changes. Larger Upper Providence and Nether Providence properties are candidates for a phased master plan rather than a single project:

  • Entry sequence and motor court set before any planting goes in
  • Garden rooms defined off the rear elevation instead of one undifferentiated lawn
  • Naturalised edges where the property meets woodland or the Ridley Creek corridor
  • Phasing across two or three seasons so the budget spreads without the design losing coherence

Ridley Creek Drainage

Properties on the Ridley Creek side of Media carry drainage considerations that the borough lots do not:

  • Sloped rear yards that shed water fast during summer storms
  • Erosion at the woodland edge where turf gives way to natural growth
  • Stormwater that has to be managed on site rather than pushed to a neighbour
  • Dry creek beds and swales that solve the problem and look deliberate doing it

Q: Can you build a patio on a narrow borough lot with no rear access? A: Yes, though access shapes the price and the schedule. Where a machine cannot reach the rear yard, material moves through by hand or by conveyor and the build takes longer. We work that out on the site visit and price it honestly rather than discovering it mid-build.

Q: Will a modern patio look wrong against a Victorian house? A: It can, which is why material selection comes first on borough properties. Bluestone, brick, and the smaller-format pavers read correctly against period architecture. Large-format contemporary units usually do not, whatever the showroom suggests.

Q: We have an acre in Upper Providence. Do we need a master plan or just a patio? A: On an acre it is normally worth planning the whole property even if you build one part of it this year. A master plan costs a fraction of the installation and stops you paying twice when the second phase contradicts the first.

Q: Do you handle permits in Media Borough? A: We advise on what is required and can assist with the process. Retaining walls above a certain height, structures, and some grading work need permits, and the historic-district streets carry additional review.
