Exton's planned communities present a particular design challenge: the backyard is often the only outdoor space where homeowners have real creative latitude, yet HOA covenants govern nearly every decision from fence materials to plant palette. At JHL Landscape Design, our backyard design process begins with a full review of your community's CC&Rs before a single concept is drawn. The result is a design that works within the approved envelope while creating outdoor space that genuinely transforms how you live at home.
Designing Within the Approved Envelope
HOA submission packages are a process, not an obstacle. We prepare complete design documentation, site plans, plant lists, material specifications, and elevation drawings,in the format most association architectural review boards require. Clients in Exton communities including Whitford Hills, Marchwood, and similar neighborhoods have worked with us through the full approval cycle. We manage the submission, respond to reviewer questions, and revise where needed. Your job is to decide what you want. Ours is to get it approved.
The constraints themselves often sharpen the design. Working within prescribed setbacks and material standards focuses attention on what matters most: spatial organization, planting quality, and the relationship between patio, pool, and planted areas.
What a Well-Designed Exton Backyard Includes
The program varies by property, but the most successful Exton backyard designs tend to combine several elements into a unified outdoor environment:
Pool and patio integration. A pool dropped into a yard without design context looks exactly like that. We design the patio surround, coping profile, and pool shape as a coordinated composition. Material choices, bluestone, EP Henry pavers, Techo-Bloc,are selected for both HOA compliance and long-term performance in Chester County's freeze-thaw climate.
Planting for enclosure and privacy. Development lots in Exton often sit in close proximity to neighbors. Structured planting, evergreen screens, deciduous layers, ornamental understory trees, creates the sense of enclosure that makes a backyard feel private rather than exposed. We select plant material appropriate to the light conditions and scale of the space.
Outdoor lighting. Landscape lighting extends the usability of the backyard through evening hours and adds definition to the space after dark. We integrate low-voltage path, accent, and feature lighting into the design from the start rather than retrofitting it afterward.
Outdoor kitchen and fire features. Where the HOA permits, a built-in outdoor kitchen or gas fire feature anchors the entertaining zone and gives the space a defined focal point.
The Design Process
Every project begins with a site visit and a conversation about how you use, or want to use, your outdoor space. We develop a concept plan, refine it through client review, and produce full construction documents before any work begins. For HOA communities, documentation is prepared concurrently so approval and construction timelines align.
Our 3D landscape design service is available for clients who want to see the finished landscape before approving construction. For properties where the front yard is also part of the scope, our front yard landscape design process addresses curb presence and entry sequence as a coordinated package.
