What Is a Landscape Master Plan?
A landscape master plan is a comprehensive design document for the complete outdoor environment of a property. It addresses every landscape element — hardscape, planting, grading, drainage, structures, lighting — in a single unified design that can be installed in phases over time.
What's In a Landscape Master Plan
Site Analysis Documentation Existing conditions mapped and documented: topography, drainage patterns, vegetation inventory (what's worth keeping), sun/shade analysis, soil assessment, architectural analysis.
Full-Property Design Every outdoor zone addressed: primary outdoor living area, secondary garden areas, entry sequence, perimeter conditions, service areas. Nothing is left as "figure it out later."
3D Renderings Multiple views of the completed design — primary entertaining area, entry approach, garden zones — showing the finished landscape at design completion and at 5-year plant maturity.
Phased Implementation Plan The full design broken into logical installation phases with cost estimates for each. Phase 1 might be the primary patio and outdoor kitchen; Phase 2, the planting plan; Phase 3, the entry sequence and front yard. Each phase is complete in itself and contributes to the full vision.
Construction Documents For each phase: grading plan, drainage plan, hardscape plan with specifications, planting plan with species and quantities, lighting plan.
When You Need a Master Plan
A full master plan makes sense when:
- The property is large (0.5+ acres) — an ad hoc approach to a large property produces incoherent results
- You're investing over multiple years — the master plan ensures each phase contributes to a unified vision rather than looking like separate projects
- You're buying a new property and want to establish a long-term design direction before making any investments
- You're doing a major renovation — the interior and exterior should be designed as a coherent whole
A focused design (single patio, front yard redesign) doesn't require a full master plan. The master plan level of investment is appropriate when the scope is the whole property.

Design fees: $5,000–$20,000 depending on property size and complexity. Timeline: 6–10 weeks from initial consultation to completed master plan document. Installation: varies — typically phased over 2-5 years for a full master plan.
